How to Read Hotel Demand by Segment Before It Moves

Demand analysis by segment means breaking down your occupancy not just by date but by who is actually booking — corporate negotiated, leisure transient, group, wholesale, OTA — and understanding how each behaves differently across your calendar. A night that looks strong in aggregate can be hiding a dangerous over-reliance on a single low-rated segment.

Effective demand analysis means cross-referencing booking pace by segment against prior year, budget, and market data simultaneously. It also means spotting when your corporate pickup is lagging while leisure is strong — and deciding whether that imbalance matters for the nights ahead.

Most operators don't have this view today. They have a PMS report that shows total occupancy and a gut feeling about the rest.
