Rate Shopping: Knowing What Your Competitors Are Doing Is Not Optional

You can't set a rate in isolation. Every rate decision you make is made in the context of what your comp set is doing — whether you're watching them or not.

Rate shopping and comp set monitoring means systematically tracking the rates your competitive set is publishing across all channels — OTA, direct, GDS — and using that data to inform your own pricing decisions. The goal is not to match or undercut competitors reflexively, but to understand the rate environment your guests are seeing when they make a booking decision.

If your comp set is yielding up aggressively for a compression night, you have evidence to do the same. If they're discounting on a soft date, you need to understand whether their demand problem is also your demand problem, or whether your positioning justifies holding rate.
